The story of Century 21 Realty Management Co. is the story of our founder, Christopher K. Felix, his faith in the island of Guam and its people and fulfill its mission of “bringing people and places together.”
Along the way, the company grew and thanks the community most sincerely for its support and trust for 40 years.
Christopher K. Felix, president and principal broker of Century 21 Realty Management Co. Inc., took the definitive step of investing in Guam and committing to the island in February 1983 when Realty Management Co. purchased the assets of Calvo Management Co. – a company that he had worked with as general manager and principal broker since 1975. Always a team builder, Felix says the staff were happy to join the new company. “The five or six people went with me.”
His professional career took another leap when Realty Management purchased a Century 21 franchise in December 1985.
Felix had taken the time and effort to gauge the perception of the Century 21 brand before aligning himself with the franchise, which is one of the largest real estate servicing companies in the world.
He says one of the reasons was that during the mid-1980s – when Japanese corporations were ripe for investing, Century 21 was well established in the country, and the Guam franchise could take advantage of that connection. “By 1989, we had the No. 1 Century 21 agent,” he says.
Felix had two minority shareholders in Century 21 – Linda Jones and the late Judith R. Booth, who was recognized as a Guam Business Magazine Businesswoman of the Year Lifetime Achiever in 2017. “They went with me as agents and partners,” Felix says. Both sold their shares back to him – when Jones left the island and when Booth retired.
The current leadership team is comprised of Felix, his daughter Dominique Rose Felix-Leon Guerrero as vice president and associate broker in charge and Mia Grumo as comptroller.
The late Rosario Tamares Felix – known to all as “Rose” and wife of Christopher Felix, began working at the company as an accountant, later taking the title of controller.
The pair were a perfect match professionally as well as personally.
Felix says, “I was tomorrow; she was yesterday and today.” Felix also says her steady influence was important. “She kept us going.” Felix-Leon Guerrero, who brought her experiences from off- island to add to the strength of Century 21, nevertheless says that she learned from the skills of both her parents. Felix says while he is shy by nature, he enjoys interacting and getting to know people. “He was born with the gift of interpersonal skills,” his daughter says. “My mom was detail oriented.”
C21REMCO has grown from strength to strength and remains one of the largest real estate firms in Guam in terms of its portfolio.
To date, the company has been responsible for more than $650 million in real estate transactions and has sold more than $450 million to Asian investors. In addition, C21REMCO manages more than 40 condominium complexes for their homeowners’ associations and board of directors – representing more than 1,300 units and more than $3.5 million in common area fee collections and more than $250 million in property values.
On the commercial side, the company manages 250,000 square feet of industrial properties, 300,000 square feet in office and retail buildings and more than 200 rental units with a combined annual collection of more than $10 million and an aggregate market value of more than $52 million.
Felix says, “We are one of the few companies that have fidelity bonding for our property management and real estate agents.”
The reason Felix remains in real estate is simple, he says.
“Being a professional in real estate is my passion.” When he concludes a successful deal and both parties are happy, he says “There’s nothing like the feeling that gives me. That’s my goal in every transaction.”
Felix not only built up his expertise and certifications through the years but led the C21REMCO team by example in supporting civic organizations in Guam and being part of not only C21REMCO but the National Association of Realtors®, raising Guam’s reputation in the organization at the same time. He has not only given freely of his time to train realtors, but to the boards of the Guam Association of Realtors®, the Guam Chamber of Commerce and the University of Guam, as well as authoring and updating books on Guam’s real estate law.
Felix-Leon Guerrero represents the company at GAR and is currently its vice president and Treasurer-elect. She was recently accepted into the NAR 2024 Leadership Academy and has served on and chaired committees since becoming a Realtor®.
Felix says Guam has been good to him. Through the years he has found diverse ways to support the island. He says, “How can you be a part of a community without giving back?”
We are a true team
Century 21 has grown – increasing from 12 to 13 employees and seven realtors prior to the pandemic to a medium-sized business of 20 fulltime staff and 10 realtors. The company has several longtime employees who have been with the company for decades.
Fred H. Aguon, property manager, 32 years
Fred H. Aguon began at Century 21 REMCO as an expeditor but was asked to assist with maintenance and the property department. “I did have a little experience,” he says. “It went from there.” He began managing individual properties. “Then I moved up to condominium complexes, apartment complexes, commercial buildings, warehouses,” he says. “I do a lot.”
He focuses on helping his clients, which brings its own reward. “Customer service – that’s the No. 1,” he says. “I have long term clients from when I started.”
Aguon says of working at the company, “It’s a family atmosphere. They take good care of me – and I take good care of them.”
Vera Anderson, property manager, 32 years
Vera Anderson started at the front desk and moved to accounting before becoming a property manager. While she is busy, she says, “I love every minute of it.” The work is detailed, she says. “You have to be on top of your game; organized.”
Andersen works with commercial clients. “I work for the homeowners associations, which consists of board members, so I work for the board.” But Anderson also helps individual homeowners. “We are in the service industry,” she says. “I like helping them. I enjoy it. It shows in my work.”
As to what has kept her at Century 21 REMCO, she says, “For sure it’s the team.”
Rodney L. Courtney, property manager 30 years
Rodney L. Courtney moved into real estate from hospitality, which sometimes meant less than full working hours. He was recommended by his roommate to apply at Century 21 REMCO. He liked the work immediately and it showed. “Chris [Felix] said, ‘You really learned fast. You’re a natural at this.’” Courtney says.
His approach is simple. “Mostly it’s problem-solving … trying to resolve the individual issues the owners are going through, or the condominium association maintenance – getting quotes from contractors,” he says.
Courtney is happy at Century 21 REMCO, he says. “It’s a good company. The bosses are very supportive and understanding. We have good camaraderie here amongst the staff.”
He also recognizes the prestige of working for the group and with Christopher Felix., who he says is influential in the community and well-known. “We’re the biggest property management agency on-island. Nobody comes close to us as far as the volume of homeowner association accounts that we handle.”
Mia Grumo, controller, 25 years
Mia Grumo likes working with numbers. “I always wanted to be an accountant,” she says. While working at Century 21 REMCO, she was also studying, and successfully graduated in 2005 with a bachelor’s degree in business administration, with a concentration in accounting.
The company was very supportive of her endeavors, she says, allowing her to split her time. “I got off early to go to [the University of Guam],” she says. As well she says, “I studied in the evenings.”
Grumo and her colleagues also studied as a group. “After work, we took Excel lessons. Everybody had to learn the spreadsheets.” The time spent accumulating those skills for the REMCO team was worthwhile, she says. “We all got the certificate.”
Of her employers, she says, “They treat us like family.” Grumo says, “It’s a friendly environment; it’s a happy environment. We work together, but we have fun.”
James Ma, realtor, 22 years
James Ma began working in Guam in construction. “The transfer was easy,” he says. A lot of people asked him about real estate, he says. “It was hard for them to find people to help them. When I got a license, I got a lot of customers,” he says.
He likes the satisfaction of helping clients. “When I provide a service, I really enjoy it.” He also enjoys the social interaction. “It’s part of life – you’ve got to have a connection with people.”
As to his place of employment, he says, “The attraction of working at REMCO is, I have a good boss – the No. 1 priority. I really respect [Christopher Felix.] And also the office environment is family-friendly and all the employees are very helpful – everybody helps each other.”
Rowena T. Subijano, realtor, 22 years
Rowena T. Subijano enjoys being a realtor. “You get to meet a lot of people – different kinds of people – talk to them and help them.” Subijano gets a lot of referrals from clients, she says. “They also refer their children.”
While she will help any client whether that’s in the commercial or residential field, she says of her market share that whether it’s sales or rental “80% of my business is in individual homes or condos.”
Christopher Felix is Subijano’s brother-in-law. The late Rosario “Rose” Tamares Felix, wife of Christopher, was her sister. “So, we’re related. We’re best friends too. But I stay with the best broker.” Felix does not compete with his agents, Subijano says. “In fact, he helps them.”
The REMCO team, she says “are family.”
Meng Mira, bookkeeper, 22 years
Meng Mira enjoys her position at Century 21 REMCO.
While her work is understandably detailed at her office, she also works directly with clients. “We do deal with homeowners who make payments to our office – rent and homeowners dues,” she says.
She enjoys working alongside her colleagues. “They’re a very good company and I like the people I work with,” she says. “The bosses are great. We’re a tight team.”
That teamwork happens throughout the company, she says. “We work hand in hand – all of us.”
Renee Yangsook Lee, realtor, 20 years
Renee Yangsook Lee began her working life in retail but joined Century 21 REMCO for a position with more flexible hours. “They welcomed me with open arms,” she says. “My office has allowed me to prioritize my kids.” Lee has been able to play a large part in her family’s life, she says, thanks to the company.
As a realtor, she says, “I have a pretty good reputation. I have a lot of repeat customers. It helps to work for one of the best brokers on the island.” She enjoys the transactions she’s responsible for. “There’s a beginning and end to the deal. You’re selling something tangible.”
As to her clients, she says, “I help a lot of military tenants. A lot of them are fresh out of high school and young.” For some of the military personnel, it’s their first rental transaction, she says. “They may not be knowledgeable; I like to make sure they’re protected. I advocate for them a lot of the time. And also, they’re serving their country.”
And as for her base at Century 21 REMCO, she says, “I work for a really nice office.”
